Thane: Increased ready reckoner rates upset Builders' Associations

Construction professionals in Thane and surrounding cities have started reacting strongly against the new ready reckoner rates announced by the state government late on Monday evening. The construction industry association has expressed fears that these new rates will increase housing prices and reduce demand, as the construction industry recovers from the Corona period. Construction professionals in the area are claiming that this decision will have a major impact on cities like Ulhasnagar and Navi Mumbai, which dream of innovation through redevelopment.


The increase in ready reckoner rates in Thane city by 10 to 20 percent has caused great unrest, and builders have expressed fear that this price hike will affect the construction business. In addition, the construction professionals' association has demanded a reconsideration of this price hike from the state government. 


Jitendra Mehta, president of CREDAI MCHI Thane, a construction professionals' association, has reacted to the price hike of ready calculators. Mehta fears that this hike will increase stamp duty and registration fees, which will make the prices of houses unaffordable to consumers. It will also affect the sentiment of home buyers and this may reduce the demand for houses in Thane.

Mehta said that the construction sector has been hit by the 10-20 per cent hike in ready reckoner rates and expressed concern about the impact of this hike on home buyers, developers and the overall construction sector. The increased ready reckoner rates will also create challenges for developers. Developers are already facing rising construction costs and regulatory compliance costs. This increase will further reduce their already reduced profits, making it difficult for them to sustain their businesses, Mehta said.

In Dhokla, the ready reckoner rate for houses has increased by 20 percent. There has been a similar increase in the case of shops and offices. In Kawesar, the ready reckoner rate for houses has increased by 18 percent. For offices, it is 19 percent. In Naupada, the ready reckoner rate for houses has increased by 20 percent. Jitendra Mehta said that in Pachpakhadi, there is a 15 percent increase in the ready reckoner rate for houses, 20 percent for shops, and 20 percent for offices.
