The Bharatiya Janata Party (BJP) has set its sights on the urban middle class in Maharashtra, unveiling a comprehensive plan to revitalize Mumbai's housing sector. In an effort to consolidate its position ahead of the upcoming assembly elections, the BJP aims to address critical issues and offer solutions for affordable housing and redevelopment projects. Chief Minister Eknath Shinde and Deputy Chief Minister Devendra Fadnavis are taking the lead, with several key decisions made during recent meetings.

Meeting of Mumbai Housing Federation

To engage the urban middle class, Chief Minister Eknath Shinde and Deputy Chief Minister Devendra Fadnavis are scheduled to attend a meeting of the Mumbai housing federation this Sunday. The BJP aims to win the support of this influential demographic by focusing on the cooperative housing society sector.

Expediting Redevelopment Projects

During a recent meeting, Deputy Chief Minister Fadnavis directed officials from various departments to expedite redevelopment and self-redevelopment projects in Mumbai. These initiatives are crucial in addressing the city's pressing housing needs. According to BJP MLA Pravin Darekar, several pivotal decisions were made during the meeting that will impact Mumbai's housing scenario.

Creation of Finance and Planning Authorities

To facilitate funding for redevelopment and self-redevelopment projects, the government is planning to establish a finance corporation based on a September 2019 government resolution. Additionally, a planning and implementation corporation is also in the works. Darekar revealed that the government is highly positive about the creation of these two authorities. Moreover, the government is actively considering measures to assist individuals in securing loans for redevelopment while reducing charges for lease renewal.

Redevelopment of MbPT Land

One significant decision made by the government is to pursue the redevelopment of buildings on MbPT (Mumbai Port Trust) land in collaboration with the Union government. This move is expected to provide affordable housing options for the common populace, easing the burden of scarcity in Mumbai.

Enhancing Administrative Support

To streamline administrative processes, the government plans to establish 14 new district sub-registrar offices across Mumbai. This strategic decision aims to eliminate the inconvenience faced by cooperative housing society representatives, saving them time and effort in traveling to distant offices.

Tax Relief and Digital Transformation

To alleviate financial burdens on cooperative housing societies, the government has decided to abolish the additional service tax imposed on 56 MHADA colonies and MHADA land between 1998 and 2018. Furthermore, the government intends to digitize the transfer and registration processes, enabling faster and more efficient transactions. Another positive development includes the removal of transfer premiums charged on houses in SRA (Slum Rehabilitation Authority) redevelopment schemes.

Resolution of Civil Complaints and Infrastructure Development

In an effort to address civil complaints related to the cooperative sector, the government plans to establish a new system under the cooperative department. Additionally, two sahakar bhavans (cooperative centers) will be developed in Mumbai city and Bandra, further strengthening the infrastructure for cooperative housing societies.

Outreach to the Urban Middle Class

The BJP's strategic decisions in the housing sector are seen as a major outreach effort to secure the support of the urban middle class. This influential demographic forms a crucial vote bank for the party.
