Isn’t it that the Government have shown Dreams and now it seems like this has been converted to Mungerilal ke Haseen Sapne..!!
What is the Self-Redevelopment Scheme About?
- The idea behind the Self-Redevelopment Scheme was simple: let housing societies manage their own redevelopment projects without needing real estate developers.
- The government promised that societies could handle everything themselves, cutting out the middlemen.
- But here we are, 5 years later, still waiting for this plan to become a reality.
What Did the Self-Redevelopment Scheme Promise?
- 10% Extra Floor Space Index (FSI): This was supposed to allow societies to build bigger homes. Still waiting for it…
- 50% Discount on Premiums: This sounds great, but it hasn't been implemented yet.
- 4% Interest Subsidy: This was supposed to make loans cheaper, but it hasn’t happened.
- One-Window Approval System: Instead of simplifying the process, societies are still running around multiple government offices for approvals.
- And many more..
What Has Been Done So Far?
- The only things that have been implemented are a reduced stamp duty of ₹1,000 on certain agreements and faster conveyance of properties. But these are minor parts of the scheme.
- The bigger promises are still “coming soon,” much like delayed construction projects.
Why is Everything Still Stuck?
- It’s been 5 years—what’s taking so long to move from promises to actual work? Did the paperwork get lost, or is it just another case of "we’ll get to it later"?
- Could it be bureaucratic delays, financial issues, or just a lack of interest?
What's Holding the Government Back?
- If the government proposed this plan in 2019 and currently the same parties government is still in power, then why hasn’t it been implemented yet?
- It’s like having all the ingredients to make Khichdi but waiting 5 years to cook it like Birbal Ki Khichadi.
- General Public asks what can be the reason behind delay?
Why Announce a Great Plan if It Won’t Be Implemented?
- A scheme that helps housing societies manage their own projects, reduces corruption, and ensures better homes should be a no-brainer.
- If it’s such a great idea, why is it taking so long to see any progress?
- Was the announcement just for show to lure voters?
Why Even Announce It if There Was No Intention to Implement It?
- It feels like a typical political move—announce a grand plan, get people excited, and then forget about it.
- It’s like inviting people to a party but forgetting to serve the food.

What Could Be the Possible Challenges?
- What are the real obstacles here? The plan is set, and people are ready to take it on. Is it just slow government processes, or is there a deeper issue?
- Maybe it’s just a case of “if it’s working for a few, why rush to help everyone?”
What If the Self-Redevelopment Scheme Was Fully Implemented?
- If the scheme were fully implemented, people in Mumbai could manage their own redevelopment projects.
- Real estate prices could drop by 10-20%, making homes more affordable.
- We wouldn’t need to depend on fly by night developers who often leave projects half-done.
So, Maharashtra Government, What's the Plan?
- It’s been 5 years—it’s time to make this happen.
- If it wasn’t hard to announce the scheme, why should it be hard to implement it?
- People in Mumbai are still waiting. How about turning these promises into real action?
