A large-scale redevelopment project in Worli, Mumbai, has been initiated, marking a significant transformation for one of the city’s most densely populated areas. Spread across 17 acres, the project will rehouse residents from three slum settlements and project-affected persons (PAPs) from a nearby settlement. A mixed-use development, it will include residential towers for rehabilitated families, free-sale flats, a hotel, and a shopping mall.

The redevelopment site is located on Dr. E Moses Road, where demolitions have commenced in Jivan Jyot Nagar, Shree Swami Vivekanand Nagar, and Mata Ramabai Nagar. PAPs from Veer Jijamata Nagar are also set to be accommodated within the project. So far, 3,200 families have been identified as eligible for housing, while assessments for others are still underway. The project is being developed under the Slum Rehabilitation Authority (SRA) scheme by Valor Estate (formerly DB Realty), Lokhandwala Infrastructure, and Prestige Group. The land, owned by the Brihanmumbai Municipal Corporation (BMC), has been partially allocated for civic amenities, including a sewerage treatment plant, a solid waste management facility, a dispensary, and a playground.

Construction is expected to commence by late 2025 and must be completed within six years, as per SRA guidelines. The project had been conceptualized 25 years ago but faced delays due to legal and operational challenges. Eligible families will be provided with 405 sq. ft. apartments, exceeding the standard SRA allocation of 300 sq. ft. PAPs from Veer Jijamata Nagar, who are not encroachers, will also receive similarly sized apartments. All residents will be relocated to eight towers, each rising up to 43 stories.

To support families during the transition, monthly rents of ₹22,000 will be offered to eligible slum-dwellers for three years, with an additional two years provided in case of delays. PAPs from Veer Jijamata Nagar will receive a higher rent of ₹32,000 per month. The project, initially proposed in 2000, had stalled multiple times due to legal disputes and operational hurdles. A breakthrough was achieved in 2023 when Prestige Group acquired a majority stake in the venture. With renewed momentum, the redevelopment is now expected to bring significant improvements to the lives of thousands of residents in Worli.
