Airoli is gaining attention as a promising commercial district in the Mumbai Metropolitan Region (MMR). A report by real estate research firm Liases Foras, titled "Airoli - Epicentre of a Prospering Enclave, an Emerging Better Business District", underlines its potential.
The report, which was released on December 18, highlighted Airoli's strong infrastructure, increasing housing stock, and growing business ecosystem.

- Currently, more than 1,100 projects with 1.94 lakh units are available in Navi Mumbai’s property market near Airoli.
- Out of these, 51% are already sold, leaving around 96,700 units for purchase this year.
- The annual housing inventory has grown by 16% since Q2FY22-23 and by 50% since Q2FY20-21.
- Airoli offers a balanced option between affordable areas like Thane, Kalyan, and Dombivli, and upscale neighbourhoods such as Vashi and Powai.
- One-bedroom apartments in Airoli start at INR 34 lakhs and average INR 67 lakhs, while two-bedroom units average INR 1.3 crore.
- Airoli provides mid-range housing options priced between INR 15,000 and INR 20,000 per square foot.
