Dahisar Octroi Naka will soon be home to an INR 1538 crore worth commercial and transport hub. The project will begin this month and will take 42 months to complete. The project will cover 18,000 square meters of land. 

A 19-story building will house offices and transport facilities. The first five floors will have bus parking, while levels 6-9 will offer car parking. Floors 10-19 will have business spaces. 

The site will offer connectivity to the Mumbai-Ahmedabad route via the Western Express Highway. The hub will feature parking for 1,306 cars and 353 interstate buses. 

A 16-story hotel will be built as part of the project. This hotel will have 171 rooms and various amenities for visitors. The hotel will cater to travellers and provide additional facilities like a food plaza and parking. The estimated cost of this part of the project is INR 766 crore.

Once completed, the hub is expected to generate revenue for the local government. The hotel is projected to earn INR 89 crore annually, while parking facilities are expected to bring in INR 70 crore per year. Leasing private office spaces will also contribute revenue over the next couple of years. 

The hub will serve as a major transit point for buses from Gujarat, Rajasthan, and northern states. It will also have connectivity to metro rail links. 

The contract for the project was awarded to M/s. Nyati Engineers and Consultancy Pvt. Ltd. in September 2024. The tender process saw bids exceeding predicted rates by 3.85%.

This land was previously used as an octroi naka. After the start of the Goods and Services Tax (GST), octroi was abolished in 2017. The Brihanmumbai Municipal Corporation (BMC) is now turning these lands into modern infrastructure.
