Maharashtra is creating the Navi Mumbai Airport Influence Notified Area (NAINA), a massive commercial city near the upcoming Navi Mumbai International Airport. Chief Minister Devendra Fadnavis announced this plan at the Mumbai Tech Week on February 28.
He described NAINA as a step towards the economic expansion of Mumbai. Mumbai remains a financial hub, but a new business centre is necessary, he said.
NAINA will be located in Raigad district, close to the Navi Mumbai International Airport. It is expected to be three times larger than Mumbai. The project will support growing corporate needs and reduce congestion in Mumbai. The city will be only 25 minutes away from the Bandra-Kurla Complex (BKC).
The City and Industrial Development Corporation (CIDCO) is leading the project. It is one of India's largest planned urban developments, covering 371 square kilometres. The city will have commercial, residential, and industrial areas. Different sectors will have dedicated zones, including financial hubs, tech parks, and logistics centres.
NAINA’s biggest advantage is its strategic location and strong connectivity because:
- The Mumbai Trans Harbour Link (MTHL) will provide a direct route between Mumbai and Navi Mumbai.
- A metro network is also planned to improve public transport.
- Well-built highways will make sure of easy access to key business areas across Maharashtra.
NAINA city will have following unique features:
- NAINA also focuses on sustainability. CIDCO plans to create large green spaces and parks.
- Waste management systems will make sure of a cleaner environment.
- Smart water management will help reduce waste and promote conservation.
- The city will follow a low-carbon development plan, encouraging green building designs and reducing emissions.
The project will also introduce a unique land pooling model. Instead of displacing landowners, CIDCO allows them to contribute land for development. In return, they receive a portion of the developed land. This increases land value and benefits residents from urbanisation.
